After showing us around several properties, buying our aparment in Riba Roja was very smooth and straightforward. When we made the decision to buy a home in Spain we started by going to
estate agents "overseas property exhibitions" after deciding that their
developments were not for us we started looking for overseas property for
sale in English magazines this gave us the websites of estate agents in our
preferred area for purchase, who were offering a more individual service.
There then followed a serious study of all the websites to determine what
type/price of property was being offered for sale and whose portfolio seemed
to match our criteria. From this we then narrowed down the property agents
to a handful that were or spoke English (although this was against advice
both written and verbal that the "rip off merchants" were mainly the English
estate agents this we felt was necessary as at that time we had NO Spanish )
We then arranged to make a three day visit to the area and to see chosen
properties from three agents. We scheduled EVP for day two of our visit and
when we met up we soon realised that the company were dealing with things in
a friendly but professional manner and gave us a full days viewing unlike
the agent on day one who directed us to seriously overpriced properties not
meeting our criteria and only one of the properties we had looked at on
their website and that turned out to be 50% dearer than advertised! By the
end of day two we had made a choice for purchase so cancelled the agent and
viewings booked for day three.
EVP then negotiated the purchase price with the vendor and directed us to a
Spanish lawyer who spoke fluent English to represent our interests on the
purchase they also advised us on the application of our NIE registration as
foreign nationals(a requirement before purchase can be completed).
Once purchased, because the property needed a complete reform we appointed
EVP as our project managers, they arranged an Architect to draw the plans to
our wishes and introduced us to a builder whose standard of work was known
to them and whose native language is English and also put us in contact with
the technical Architect (building inspector to us) also a requirement of the
Town Hall to oversee the rebuild. To give an indication of the amount of
work needed all floors were removed including the roof, new floors and
internal walls were built another floor added and a sun terrace; in fact the
only things left standing were the front and back walls and the party walls
with the neighbouring properties even the garden is being reformed. During
the rebuild EVP has constantly given us updates via photographs sent weekly
of the progress of the builders and have always been there to intercede if
there has been any questions to be asked of the Town Hall or Architect
fortunately with the staff speaking English and with a native Catalan staff
member matters have always been sorted out in a reasonable time frame. EVP
has also been very helpful in arranging accommodation for our visits to view
the ongoing rebuild.
We feel satisfied with the level of service EVP has given and that any
"hiccup" (which on a project of this size is inevitable) has been dealt with
professionally. The builder who was recommended by EVP is in the finishing
stages of completing the rebuild to a high standard
Anybody who is looking to purchase property in that area and not living in
the country will have to rely heavily on their agent and given this
opportunity with our experience of dealing with the staff at EVP over the
last 18 months we would recommend them to any prospective purchaser.

I would like to thank you all for all the hard work you put in on our behalf. We feel the effort put in was well above what one would expect. As you understood the criteria of properties we were interested in the search was easy. After we found our ideal home, within eight days the house was ours! All services ie, phone, rates, NIE numbers and purchasing a Spanish vechicle were sorted out with no problems. Having spent 30 years holidaying in Spain we decided we'd reached the point where we were ready to try living here. After looking for houses in other parts of Spain we came to Catalonia attracted by the climate and nearness to the French border. We told Ebro Valley what we wanted and they found it ! They do take care to match you with a property you're going to be happy living in (tip: before leaving Britain try to be clear about what you want). It's now 6 months since we moved in and the Ebro Valley team have helped us all along the way. They offer an excellent service before, during and after the sale for as long as you need it.
